Description
The Project Manager is responsible for managing multiple on-going construction projects simultaneously. They ensure that projects are completed within the agreed-upon timeline, budget, and quality standards. The Project Manager maintains the project schedule set by the General Contractor and value engineers projects to keep them on or under budget by performing the following duties.
Essential Functions

  • Responsible for understanding, negotiating and adhering to contractual requirements with the assistance of the Contract Administrator
  • Conducts internal handoff meetings as needed with the Preconstruction and Field departments; generates and maintains installation documents for Field staff
  • Conducts kick-off meetings with clients and attends project meetings required by client
  • Coordinates internally and externally to determine labor priorities across projects; communicates labor priorities to Crew Managers
  • Prepares and/or approves project-specific submittals and monitors submittal status to ensure ABS proactively procures materials to meet construction schedule
  • Performs quantity take-offs, labor and other cost estimates to generate pricing requests for changes for project duration
  • Reviews and responds to project communications (RFIs, ASIs, Schedules, etc.)
  • Maintains finish room schedules (FRS) for project duration
  • Generates purchase orders for job-specific materials with a focus on cost savings through volume discounts and freight consolidations, and monitors PO status to ensure timely arrival
  • Communicates with field staff and clients to timely address job issues and opportunities
  • Generates monthly progress billings on client forms and within ABS internal data systems
  • Conducts regular jobsite visits to maintain current knowledge of progress/issues and to ensure client satisfaction
  • Manages closeout documentation and billings in accordance with client/contract requirements
  • Participates in internal project analysis
  • Forecasts differences in base budget within ABS data systems

      This position has no direct supervisory responsibilities.
      Work Environment
      This job operates in a professional office environment. While performing the duties of this job, the employee routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Occasionally this role is required to make job site visits in which exposure to a variety of extreme conditions at construction sites exists.

      • The employee must occasionally lift or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Position Type/Expected Hours of Work
        This is a full-time, exempt position. Days and hours of work are Monday through Friday during regular business hours. Weekend or evening work may be required as job duties demand.
        Travel
        Occasional travel throughout the service region is expected.

        Requirements
        Education and Experience
        • High school education or equivalent
        • Three years related experience and/or training Preferred Education and Experience
          • Bachelor's degree in Construction Management
          • One year experience managing Division 10/Specialties commercial construction projects Additional Eligibility Qualifications
            • Valid driver license
            • Reliable transportation and proof of insurance if driving personal vehicle

              Pay
              ABS is committed to fair and equitable compensation practices. The salary range for this role in Colorado is $60,000 - 75,000 plus bonus opportunity directly related to retention. Final Compensation for this role will be determined by various factors such as education, experience, knowledge, skills and abilities of the candidate, and alignment with local market data.
