Plus we offer a 20% housing discount if you live on site!The Assistant Community Manager manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals and ensures that the operation of the property complies with Company policies and procedures.SKILLS AND ABILITIES:To perform the job successfully, an individual should demonstrate the following competencies:Embodies Laramar Core ValuesStrong oral and written communicatorPositive attitude, organization with strong attention to detail requiredParticipate in proactive team efforts to achieve departmental and company goalsHigh level of professional communication, customer service, organizational, administrative, and time management skillsAbility to learn, adapt to, and excel at company software and potential changesResponsibilities:Continuously maintain excellent customer serviceAssist with resident related functions including but not limited to: move out notices, transfers, lease renewal, and concern/complaint processing over the phone and in personAnalyze, review, and document leasing reports, occupancy/ vacancy trends, and all resident related filesOversee rent related functions such as collection, late notices, and posted paymentsHelp maintain healthy community relations and monitor programs based on client retention and lease renewalAssist with the leasing process as necessary and ensure company, state, and federal laws are followed through in all move in and out proceedings, including evictionsOversee and direct towards maximizing occupancy and profitability with all community related productsFulfill any additional duties assigned by supervisorQualifications:Two years minimum experience in residential property management or related field is requiredMust have high school diploma or equivalent certificationPosition requires acceptable motor vehicle driving history, valid and free from restrictions, and must and appropriate vehicle insurance coverageMust be able to read, write, and communicate in English and perform basic to moderate levels of mathematic functionsMust have medium to high level of knowledge and comfort with MS operating systems such as: Excel, Word, and OutlookMust have reliable transportationMust be able to successfully pass a background check and a five panel drug screenThe salary range for this role is $19 $22/hr. with commissions and bonus eligibilityPhysical Demands and Work Environment: (The phrases " Occasionally," " Regularly," and" Frequently" correspond to the following definitions: " Occasionally" means up to --- of working time, " Regularly" means between --- and --- of working time, and " Frequently" means --- and more of working time.)The work environment is the typical commercial property management environment.
